WEINHEIM MULTICENTER
With the announcement of the previous tenant Kaufland's departure at the end of 2015, significant vacancies and investment needs loomed for the established retail property. The Hahn Group subsequently developed a revitalization concept designed not only to modernize the location, but also to develop it further into the leading neighborhood center in Weinheim. The goal was to secure local retail supply in the district and architecturally upgrade the property. The Multzentrum was reinvented. It is now a state-of-the-art and central hub for daily shopping that benefits from its integrated location and the customer acceptance built up over decades. The property fulfills an important local supply and meeting place function for the citizens of Weinheim and the surrounding area.
To reposition the aging multi-use center—featuring retail spaces without natural light and with low-quality public spaces—a complete building wing was demolished. The goal was to create a large, cohesive park area in front of the center and establish an attractive forecourt. On the upper floor, the center was „turned inside out“ by abandoning the interior mall circulation in favor of retail space. The specialty stores now open toward the parking deck into a retail arcade, which is connected at the end to the newly created entrance building. Thus, synergies between the specialty stores are optimally utilized through a weather-protected transition between the levels.
BEFORE-AND-AFTER IMPRESSIONS
Quality of stay
The newly constructed, two-story entrance building now serves as a welcoming gesture and an identity-creating view for those entering the city. A large canopy made of glued laminated timber spans the generous entrance area of the ground-floor tenants and the extensively glazed foyer with its highly visible upper-floor access. Sustainable materials such as wood create an exciting contrast to the expansive glass facade and exposed concrete columns. The upper-floor arcade is also stylistically inspired by the ground-floor canopy. On both sales levels, the specialty store spaces offer contemporary, innovative retail layouts.
The parking spaces have been widened and thus adapted to the current needs of customers. Disabled and parent-child parking spaces are now located directly at the property's entrances, ensuring customer-friendly accessibility. An electric charging station for e-bikes and electric cars also enhances the property.
This ensures the property is equipped for the coming decades.
